Office-to-Residential Conversion in Near Northeast

Client: Developer

Services Provided: Architectural Design, Building Permits

Located just a few blocks from Union Station in Washington, DC, this office-to-residential conversion project transforms a 1926 office building into modern residential units with the addition of three new stories and a penthouse above the existing structure. Spanning just over 89,000 gross square feet, the development will be completed in two phases, delivering a total of 86 rental units, including studios, one-, two-, and three-bedroom apartments. Generous amenity terraces and private patios are distributed across various roof levels, offering ample outdoor space and sweeping views of the Capitol Building. Inside, residents will enjoy two dedicated lobbies, a fitness center, and a tenant café, creating a well-rounded living experience.

The exterior design creates a compelling contrast between the existing building’s rigid, warehouse-style masonry and the lighter, more playful expression of the new addition. The third floor is subtly recessed and clad in dark corrugated metal, establishing a visual break between the solid base and the varied panel colors of the upper levels.

This office-to-residential conversion breathes new life into the existing structure, exemplifying a sensitive and innovative design approach, seamlessly integrating contemporary architecture with historic character to create a cohesive and visually striking addition to the urban fabric.
