Missing Middle Housing in Manor Park, DC
Located in DC’s Manor Park neighborhood, this 16-unit residential building sits at the transition between the commercial corridor along Kennedy Street and the surrounding single-family neighborhood. As one of the area’s early multifamily developments, the project introduces a new residential scale while responding carefully to the established character of its context.

At four stories with a penthouse, the building mediates between the larger commercial structures along Kennedy Street and the smaller homes to the north. The project reflects the principles of missing middle housing, introducing thoughtful density within an established neighborhood while providing a range of residences close to local businesses and public transportation.
The exterior design responds to the prominent corner site through angled bay projections that shape the building’s massing and open the residences to views in multiple directions.
Expansive corner windows bring natural light deep into the interiors, while a restrained material palette draws from the surrounding neighborhood. Dark brick anchors the building at its base, contrasting with the lighter bays above, while carefully detailed brickwork adds depth and texture to the façade. Together, these elements create a contemporary expression that feels thoughtfully integrated into the architectural character of Manor Park.
The building includes twelve two-bedroom and four one-bedroom residences, each carefully planned to maximize space and functionality.
By carefully responding to its context, the project brings new density to Manor Park while creating a natural transition between the neighborhood's residential and commercial fabric.
