Office-to-Residential Conversion in Near Northeast

Located just blocks from Union Station in Washington, DC, this adaptive reuse project transforms a 1926 office into a contemporary residential building. Three new stories and a penthouse expand the existing structure to accommodate 86 residences, ranging from studios to three-bedroom apartments. Rooftop terraces and private patios take advantage of views toward the Capitol, while a fitness center, tenant café, and dedicated residential lobbies complete the living experience. The architecture establishes a clear dialogue between the historic masonry building and the contemporary addition above. A recessed level clad in dark corrugated metal creates a visual break between old and new, while lighter materials and varied panels give the upper floors a distinct identity. The result preserves the character of the original structure while introducing a contemporary layer that reflects the building’s next chapter.
