When you’re starting a home project, you’ll often hear about two main approaches: design-build and design-bid-build. They sound similar, but they work quite differently and the choice can have a big impact on your project.
Design-Build
In design-build, the builder has a design team (sometimes in-house, sometimes subcontracted) and handles the whole process from concept to construction. Homeowners typically reach out to the builder first, who then manages design and building under one contract.
- Upside: A faster, more streamlined process.
- Downside: You may have less control over the design and won’t be able to compare bids from multiple contractors.
Design-Bid-Build
In design-bid-build, you start by working directly with an architect to create a design that truly reflects your vision. Once you’re happy with the design, you invite several qualified builders to bid on the work. This competitive bidding process helps ensure you get the best value and the right fit for your project.
- Upside: Full control over the design, flexibility in choosing the contractor, and better cost transparency.
- Downside: The process takes a bit more time.

Our process is collaborative and straightforward:
Initial Consultation – We discuss your vision, needs, and budget. Following this conversation, we provide a tailored proposal.
Schematic Design (SD) – We develop several design options that align with your goals and present them for your feedback. Together, we refine the design through 2–3 meetings. At the end of this phase, you’ll receive an SD drawing set, which can be shared with contractors for preliminary pricing.
Permit Drawings – Once you approve the design, we work with engineers to prepare detailed permit and construction drawings. These are ready for final contractor pricing.
Interior Design – We can guide you in selecting finishes to ensure your home reflects your style and personality.
Construction Support – We remain involved during construction to ensure the design intent is carried through to completion.
Yes. We prepare all required drawings and coordinate with local authorities to make the permitting process as smooth as possible.
During our initial consultation, we’ll assess whether your goals and budget are aligned. Budget discussions are part of every design stage, and we’ll let you know if a decision could significantly impact costs. We recommend using the schematic design drawings for initial builder pricing before moving to the permit phase.
