This multi-unit project in the Petworth neighborhood of Washington, DC, transforms four vacant retail lots into a vibrant, 21-unit mixed-use building. Spanning five floors above grade and a cellar level, the building aims to breathe new life into the active intersection of Kennedy St NW and Georgia Ave NW. The ground floor features retail spaces, office areas, and a residential lobby, all designed to activate the streetscape and foster a dynamic, welcoming environment.
The use of brick and large storefront windows at the ground floor level creates a strong visual base, anchoring the structure and clearly distinguishing it from the lighter siding material above. As the building transitions toward the courtyard, the siding shifts to a darker tone, further emphasizing the contrast between the white volumes facing the street and the more recessed areas of the site.
The building’s unique footprint ensures that every unit enjoys street-facing frontage, contributing to the lively atmosphere of the neighborhood. Sustainable features include a bio-retention facility, expansive green roofs, and solar panels, all contributing to stormwater management and environmental benefits.
